Pre-purchase, post-purchase, homeowner services, and foreclosure counseling — FREE


Credit Reports — FREE*

*We assist clients in pulling their free annual credit report, but if the client wishes, we will pull a tri-merge credit report and charge the actual fee charged by the credit reporting agency ($19.40 for an individual, $38.80 for a couple). For clients who are facing foreclosure or believe they may have been a victim of identity theft, we may waive these fees.

Fee Based Services**

  1. DownPayment Plus counseling fee — $250
  2. USDA 502 Direct Loan packaging fee — $750  
  3. USDA 504 Direct Loan packaging fee — $150
  4. USDA 504 Direct grant — FREE

**These counseling fees are collected at closing from the grant or loan funds. These are not up front costs for the customer, and are only collected at closing if grant or loan money is received.

The Illinois Housing Development Authority will reopen the Illinois Rental Payment Program on Monday, Dec. 6 instead of Monday, Nov. 8. While the date for the program reopening is delayed, money from this round will still be distributed to approved Illinoisans before the end of the year as originally scheduled. Applications will now be accepted from Monday, Dec. 6 through 11:59 p.m. on Sunday, Jan 9 at apply to this program, click here.
